Brendan C. Kane

Principal

Brendan leads Peregrine’s overall business operations, strategic growth and community relations. His responsibilities include business development, project management and client relations as well as overseeing the company’s philanthropic efforts.

Brendan previously served as Vice President of Business Development for New England Construction as well as Regional Sales Manager for The Hertz Corporation overseeing business-to-business sales with major US insurance companies. He has worked as a Sales Representative for Aventis Pharmaceuticals serving New England, and Chief Operating Officer and Country Manager for Enterprise Rent-A-Car in Dublin.

Brendan currently serves as a board member on both the John E. Fogarty Foundation and the Black Bannister House Philanthropy, and was previously President of the Big Brother Big Sister of the Ocean State Board of Directors. Brendan is a graduate of the University of Rhode Island.

Jeffrey P. Spratt

Principal

Jeff oversees the company’s day-to-day business operations. His responsibilities include employee oversight, corporate finance and accounting, business development, and client relations.

Jeff previously worked in mortgage finance, construction and real estate development. He is a graduate of the Leeds School of Business at the University of Colorado (MBA) and Syracuse University (BS). Jeff is a Certified Property Manager (CPM), and Peregrine is an Accredited Management Organization (AMO). He is a member of the Institute of Real Estate Management (IREM), National Association of Industrial and Office Properties (NAIOP) and the Building Owners and Managers.

Liam Lynch

Director of Operations

Liam oversees the Property and Facilities Management services for all properties in the Peregrine portfolio. His duties include vendor procurement, project management, CAPEX planning, owner and tenant communication as well as oversight of the operations staff.

Liam previously served as Maintenance Director for Aramark, managing all building trades and maintenance activities for the 56 Providence Public School buildings. He is a graduate of Auburn University, a member of Leadership Rhode Island class of 2021, and has served as a mentor through the Aramark/PPSD Program and George J. West Leadership.

Tiffany Cambio

Controller

Tiffany manages finance and accounting activities for Peregrine corporate and all properties in the Peregrine portfolio. She oversees the tasks and people associated with bookkeeping, monthly financial reporting, annual budget creation and tax prep as well as other related compliance and reporting activities for the company and properties under management.

Tiffany has over 20 years of experience in real estate. She previously served in accounting and asset management roles with Ocean State Job Lot, representing 80 shopping centers throughout New England, and GTECH, representing 200 international locations. She is a graduate of the University of Rhode Island (BS – Finance).

Ryan Matson

Vice President of Business Development

Ryan leads business development, overseeing growth into new and current markets. He has previously worked in sales roles with WB Mason, TriNet and Small Business Insurance. Ryan is focused on expanding Peregrine’s portfolio in the Central Mass and Metrowest markets.

Ryan is from Central MA and is a very active member of the business community. He is regularly engaged with the Worcester Chamber of Commerce where he is an Ambassador, Chair of the Membership committee, and winner of the 2018 Chamber Advocate of the Year. Ryan was recognized as one of Worcester Business Journal’s Forty under 40 in 2018 and has been through the Leadership Worcester program. He is on the Board of Directors for the Girl Scouts of Central and Western Massachusetts chairing the Fund Development committee. Ryan graduated from Assumption University in 2008.

Melissa Bergeron

Property Manager

Melissa manages Peregrine’s portfolio throughout Metrowest and Central MA. Her responsibilities include budgeting, financial reporting, collections, tenant/owner and contractor relationship management, as well as coordinating the administrative and physical requirements of the properties throughout her portfolio.

Melissa previously worked it multi-family management and gained significant experience with affordable housing administrative and compliance requirements, as well as earning her Fair-Housing certification. She is a graduate of Worcester State University.

Alex Beskrowni

Regional Facilities Manager

Alex is responsible for vendor procurement and project management and leads the facilities staff handling day to day repairs and maintenance activities for Peregrine’s portfolio throughout Metrowest and Central MA.

Alex has 30+ years experience working various real estate disciplines including facilities management, property management, construction, sales and leasing.

Kevin Fleming

Property Manager

Kevin manages Peregrine’s residential portfolio throughout RI. His portfolio includes a 300,000 SF mixed use residential/commercial, a 200-unit scattered site apartment portfolio in greater Providence, as well as multiple other multi-family properties and homeowners’ associations. His responsibilities include budgeting, financial reporting, collections, tenant/owner, and contractor relationship management, as well as coordinating the administrative and physical requirements of the properties throughout his portfolio.

Kevin’s previous roles included construction, project management and hospitality.  He has 30+ years’ experience working in the hospitality field.  During that time, Kevin oversaw staff, day-to-day operations, banquet operations as well as multiple multi-million-dollar improvement projects at hotels in Rhode Island and Florida.  Kevin’s vast hospitality experience gives him a unique perspective on tenant, vendor, and owner relationships.  He is a graduate of Rhode Island College with a degree in Fine Arts. 

Jillian Lachowiec

Property Manager

Jillian manages Peregrine’s portfolio throughout Rhode Island. Her responsibilities include budgeting, financial reporting, collections, tenant/owner, and contractor relationship management, as well as coordinating the administrative and physical requirements of the properties throughout her portfolio.

Jillian’s prior managerial experience is in large-scale healthcare and multi-hospital system commercial real estate, having overseen a lease portfolio of nearly 3 million square feet. Jillian also has experience with operational budgeting, as well as maintenance coordination across multiple offsite hospital medical facilities.

Bryar Botelho

Assistant Property Manager

Bryar assists in managing Peregrine’s commercial portfolio. Her responsibilities include supporting all phases of hard and soft lease files, monitoring lease renewals and rent increases, rent collection, insurance administration and vendor procurement for properties throughout the commercial portfolio.

Bryar has previous work experience in business administration, office administration and healthcare. She also has experience in project management and property management of residential assets. Bryar graduated in 2021 with her MBA from Southern New Hampshire University.

Derek LeBer

Assistant Property Manager

Derek assists in managing Peregrine’s residential portfolio. His responsibilities include maintaining all phases of hard and soft lease files, monitoring lease renewals and rent increases, rent collection, supplier procurement, and duties related with day-to-day operations for properties throughout the Residential portfolio.     

Derek’s prior work experience is in Residential and commercial Property Management. He also has management experience in multiple diverse businesses throughout his career. Derek is professional with stellar customer service skills and proven track record of exceeding expectations.

Alison Neirinckx

Assistant Property Manager

Alison assists in managing Peregrine’s commercial portfolio. Her responsibilities include maintaining all phases of hard and soft lease files, initiating lease renewals, monitoring rent increases, rent collection, insurance administration, vendor procurement and maintaining tenant relationships for properties throughout the commercial portfolio.

Alison has previous work experience in residential property management, resident services, affordable housing administration, compliance reporting and customer service. Alison graduated in 2015 with a Bachelors degree in Sociology from Rhode Island College.

Riana Stranko

Assistant Property Manager

Riana assists in managing Peregrine’s Residential portfolio. Her responsibilities include supporting all phases of hard and soft lease files, prepare condo documents, monitoring lease renewals and rent increases, rent collection, vendor procurement, and duties associated with day-to-day operations for properties throughout the Residential portfolio. 

Riana has previous work experience in Mortgage Lending, customer service, and office administration. She also has management experience in multiple different industries throughout her career.
